The location is easily accessible, two minutes from the motorway via which you can reach Perugia (58 km), Assisi (46 km) and Spello (34 km) in about half an hour. Rome is an hour and 15 minutes (130 km) away while Florence can be reached in two hours. Spoleto station is one minute from the apartment by car or less than 10 minutes on foot.

Description of buildings

The apartment, which is unfinished (so needs to be completed), is on the first and main floor of a restored palazzo.

Situated all on one floor, it measures 146 sq.m, plus a balcony measuring 9 sq.m overlooking Corso Garibaldi, and two small balconies off the kitchen and one of the bedrooms, which overlook an internal courtyard, and a cellar on the ground floor which measures 8 sq.m.

The inside has been designed to include a living area, with dining kitchen with storeroom and small balcony, a large living room with fireplace and a bathroom.

In the sleeping area, which still has the original decorated ceilings, it will be possible to put in a double bedroom with sauna, large walk-in wardrobe and en-suite bathroom, and another double bedroom, also with en-suite bathroom and walk-in wardrobe.

On the ground floor, there is a cellar measuring 8 sq.m, which will eventually be useful for storing bikes, etc.

State and finishing

The palazzo has been recently restored and the apartment has been left unfinished to allow the buyer to personalise the finishings.

There are wood beamed ceilings in the kitchen and living room, while those in the bedrooms have the original 16th century décor.

External areas

The property also benefits from a pretty balcony of approximately 9 sq.m which overlooks the main street, and from two small balconies accessible from the kitchen and one of the bedrooms which look onto an internal courtyard.

Use and potential uses

Thanks to its excellent location, this apartment is ideal for those who wish to invest in a quality property in the heart of a cultural centre which is vibrant all year round.
