Brief description

Situated on a hilltop, with sweeping views stretching to the Adriatic Sea, Antico Borgo Vista Mare comprises four large farmhouses to be renovated, totalling over 1,700 sqm, surrounded by 2.5 ha of private land.

Geographic position

Among the picturesque hills of the Marche region lies Antico Borgo Vista Mare, consisting of four farmhouses to renovate overlooking the Adriatic Sea, surrounded by a natural mosaic of vineyards, olive groves and cultivated fields.

The location is particularly privileged: the farmhouses enjoy privacy and tranquillity, yet are only 8 km from the coast and the long beaches of the Riviera delle Palme.

The historic centre of Ripatransone, one of the most charming villages in the area, is just 3 km away and can be reached in 5 minutes by car, while Grottammare (13 km) and San Benedetto del Tronto (17 km) are less than 20 minutes away.

Heading north, you will find Civitanova Marche (45 km, 35-40 minutes) and, continuing along the coast, Ancona and the famous beaches of Conero (about 83 km, just over an hour). To the south, Pescara (92 km) can be reached in about 1 hour and 10 minutes.

The inland area offers further destinations of great interest: Ascoli Piceno, with its precious historical heritage, is about 40 km (45 minutes by car) away, and the area is home to numerous typical villages, with wine cellars, restaurants and nature trails.

The nearest airports are Pescara (92 km) and Ancona (92 km), both about an hour away. The airports of Perugia (168 km) and Rimini (170 km) are about two hours away.

Description of buildings

The village consists of four ancient stone buildings for residential use, in need of complete renovation, with the following dimensions:

Building A

426 square metres gross on two levels.

Building B

118 square metres gross on two levels.

Building C

845 square metres gross on three levels.

Building D

321 square metres gross on three levels.

State and finishing

The hamlet, which dates back in part to the 18th century, is in need of complete renovation and represents a typical rural settlement in the Marche region, which has remained virtually unchanged in its original configuration.

The four buildings, gathered within a radius of about 60 metres, retain the traditional construction features of the area: brick and stone walls, wooden floors, gabled roofs with tiles and curved tiles, and, in some rooms, cross vaults of particular interest.

Their volumes and harmonious relationship with the surrounding agricultural land are also still visible.

The entire complex retains its authentic charm, emphasised by its commanding position and open views of the hilly landscape and the Adriatic Sea.

The renovation work will provide an opportunity to enhance the original architectural features that are still visible, reinterpreting the spaces according to a contemporary design. The landscape and the spacious volumes offer an excellent basis for bringing to light a settlement of great character.

External areas

The property is surrounded by over 2.5 hectares of private land, located on a hillside overlooking the Adriatic Sea.

The entire surrounding area is characterised by alternating meadows, cultivated areas, wooded areas, vineyards and olive groves, with some spontaneous terraces typical of the Marche countryside.

The elevated position offers a wide view of the sea, with outdoor spaces that guarantee privacy, silence and contact with the surrounding nature.

The size of the land allows for the development of gardens, vegetable gardens, relaxation areas or private paths, and is ideal for a restoration project that wishes to maintain a strong relationship with the hilly landscape and the sea view.

Use and potential uses

Thanks to its panoramic location, proximity to the Adriatic Sea and the size and layout of the buildings, Antico Borgo Vista Mare is a particularly versatile property suitable for a variety of uses.

The presence of four independent buildings, distributed within a small radius and offering ample space, allows for a variety of projects to be envisaged: from the creation of a prestigious private residence with independent guest quarters to the creation of a charming accommodation facility, such as a boutique hotel, a country resort or a diffused village.

Its proximity to the beaches of the Riviera delle Palme (just 8 km away) makes the village particularly attractive to an international audience looking for a place that combines the authenticity of the Marche countryside with easy access to the sea, historic villages and main amenities.

The structure of the village, its generous volumes and the possibility of restoring the original architectural elements therefore offer a unique basis for developing a wide-ranging enhancement project capable of transforming this ancient rural settlement into a residential or hospitality destination with a highly distinctive character.

The dominant position, the sea view and the size of the land allow for the creation of outdoor spaces dedicated to wellness, hospitality or outdoor activities.

The surrounding agricultural context, characterised by vineyards, olive groves and cultivated fields, also offers an ideal opportunity to develop projects related to food and wine and quality agricultural production.

Characteristics: situated on the eastern side of Central Italy, the Marche region is overlooking the Adriatic Sea.

The Marche is known and appreciated for the beauty of the coasts (180 miles of coastline) with some fine sandy beaches, other with stones and gravel, and other also with steep rock faces that at times fall sheer into the sea, creating beautiful coves and creeks reachable only through small paths or by sea.

The territory is characterized by quaint historic villages and cities of art, by an important natural heritage rich in parks (Monti Sibillini, Gran Sasso-Monti della Laga, Conero, among others) and nature reserves and by the presence of the Apennines, which stretches out towards the sea creating a series of rolling hills.
