Brief description

Geographic position

Villa Primavera is in a hilly location, but it is not isolated. It has a panoramic view over the green Umbrian countryside and the valley.

We are located in one of the most beautiful areas of Umbria, just 7 km from Todi, about half an hour's drive from Orvieto (35 km) and Perugia (45 km) and less than an hour from other important historical centres of the region such as Spoleto (50 km) and Assisi (58 km).

The E45 motorway is 7 km away and allows you to reach Rome (135 km) in about an hour and a half.

Perugia is the nearest airport (45 km away), whereas Rome Ciampino (152 km) and Rome Fiumicino (168 km) airports are roughly one hour and 45 minutes away.

Description of buildings

Villa Primavera has a net saleable area of about 589 sq.m as well as a garage of 88 sq.m., and it has two floors, adapting to the area’s hilly terrain.

It consists of the main house, a small independent apartment (on the ground floor) and a veranda (on the first floor), also with an independent entrance.

 

The main entrance is on the ground floor. As we walk down the hallway, on the right we find a large living room and kitchen, and on the left we have the sleeping area, with three bedrooms and two bathrooms.

Next to the living area, on the side where the hill is, a hallway leads to a another bathroom, a storage room, the water station and the large garage (88 sq.m.).

 

We reach the upper level with two staircases, one located just in front of the entrance and the other, a spiral staircase, accessible from the hallway.

This level also has an independent entrance, and features a large living room with central fireplace and kitchenette, a sleeping area, with two bedrooms, a study (which could be converted \into an additional bedroom) and two bathrooms, and a second sleeping area, on the opposite side, composed of two bedrooms, a bathroom and the master bedroom with a large en-suite bathroom.

Also on this level we have a large veranda with independent entrance.

 

In front of the pool, the property also features an annex of about 29 square meters that houses four small rooms to serve the pool.

 

The measurements provided indicate the liveable surface area.
The liveable surface area is the same as the walkable surface area (which includes internal walls) plus 10% to take into account supporting walls.
The surface area occupied by stairs may only be calculated once.

State and finishing

The villa has been renovated and is in excellent condition.

Externally it is partly plastered and painted a lovely warm yellow, and partly in exposed stone, with green wood doors.

Inside we find handmade terracotta floors or inlaid wood and some ceilings with exposed beams and terracotta tiles.

Even the bathrooms have all been renovated and are in perfect condition.

The walls are painted in warm shades and have decorations.

The large veranda has a more contemporary feel, with a white wooden ceiling and steel beams, parquet floors, and a modern fireplace set into a wall of exposed stone.

External areas

The land included in the sale, with a total area of 5,240 sq.m. (which includes the land where the buildings sit), is used as a garden, with a swimming pool and a tennis court.

On the property there is also a small olive grove with 30 trees.
