Cascina nel Monferrato is an estate comprising part of a period villa (measuring 580 sq.m in total), a separate building for use as a holiday farm (around 290 sq.m) with a large colonnaded area of around 270 sq.m, a consecrated chapel (approx. 40 sq.m in total), another residential building measuring around 38 sq.m and several agricultural storage buildings.

Part of villa

With three floors for a total surface area of 580 sq.m, currently divided into a living area for the owners with the other part for use as tourist accommodation.

The private home has a kitchen, living room with access to a large terrace of around 24 sq.m, sitting room, studio and bathroom on the raised ground floor and two bedrooms with private bathroom on the first floor.

The tourist accommodation area is divided into:

- basement floor with two-room apartment comprising living room/kitchenette, bedroom and bathroom and a large utility area (storage and cellar);

- raised ground floor with apartment comprising small kitchen, living room/bedroom, bedroom and bathroom;

- first floor with two bedrooms and two bathrooms.

Holiday Farm building

This building has a total surface area of 294 sq.m over two floors, and is surrounded on three sides by a large portico measuring 270 sq.m. On the ground floor there is a catering area, with a large restaurant with bathroom, professional kitchen with pantry, changing room and staff bathroom and a utility area.

State and finishing

The property is in reasonable condition, the buildings having been periodically restored: the part of the villa dates from the 16th century and was originally a military safe-house, in other words,  a fortified stately home; purchased in 1989, it has been restored over time including the total refurbishment of the roof in 2012-2013. The part which is used as tourist accommodation was built in 1976 and refurbished in 2007, together with the residential building next to the chapel.

External areas

The property includes 1.3 hectares of private land. A large part of this is an orchard, and there is also a large parking area for holiday farm guests, around 500 sq.m of garden, the pool - measuring 5.2 x 10.5 metres - situated on a panoramic terrace with view of Montferrat’s hills and a beach volleyball court.

For those interested, there is also the opportunity to purchase a further hectare of land with vineyard.

Use and potential uses

La Cascina nel Monferrato is in an ideal geographic location for running a tourist accommodation business: the widespread valley road network, partly coastal and partly ridge roads typical to the Astesan Montferrat region make this area the perfect destination for those who love hiking, cycling and horse-riding who can enjoy a large network of paths and a choice of itinerary to suit all tastes.
