Brief description

A pretty country home located 5 minutes from the Golf Course of Antognolla, between Perugia and Trasimeno Lake (25 minutes from both). Composed of a large living area with kitchen and fireplace, three bedrooms and a bathroom. Land of about 5,500 sq.m. with swimming pool and olves.

Description of buildings

This pretty, almost square building of approximately 120 square metres consists of a large kitchen/dining/sitting area (41 square metres) with open fireplace and stove. The area behind the sink and work tops is covered with antique majolica tiles and the room has high ceilings (5 metres) terracotta floors and plenty of windows as well as a glass door that leads directly to the garden.

 

Adjacent to the living room is a bedroom (measuring approximately 30 square metres), it too has plenty of light, and an arched, glass doorway that leads outside. The largest window is typically barn like being intermittently filled with terracotta bricks. The ceilings again, are high; the main wall of exposed stone and floor is paved with large stone slabs.

Next to bedroom one is another similar room, again, with external access, a door to the hall and a pretty window.


Also on the ground floor is a small bathroom; with extremely attractive antique majolica tiles.

A stairway leads up to a very useful under attic space (where the central heating boiler is housed) and a pretty twin bedroom.

Access to the house is via large and sturdy wooden doors (probably the original barn doors) behind which is storage area and the door to the hallway/boot room.

All of the windows/doors are double glazed and there are radiators on the ground floor.

 

The garden is large and on a variety of levels with herbaceous borders and expanses of lawn. There is a gorgeous semi-formal area with box hedging and ranks of silvery plants leading to a pretty old wall fountain. There is a gazebo, an outside shower, fruit trees and on a lower level there is an ancient olive tree with a split trunk; it is all just beautiful and surrounds the property which is gated and private.

Separate to the fenced and gated property is an olive grove.

There is also a little one room wooden building behind the house, though it isn't a bedroom as such this room hasbeen decorated into a romantic double bedroom. Many couples have slept there very comfortably, with their own separate heated shower outside shower.

An above ground 10 x 5 metre heated, saltwater swimming pool has been installed.

The countryside surrounding the property is wild and beautiful with some very big and dramatic views. It is quite secluded and you would not want to forget the milk/chocolate/cigarettes BUT once behind the gates, frankly, it would be difficult to leave!

Perugia is only 25 minutes away by car, as is Lake Trasimeno and Umbertide.
