Brief description

Villa with pool in a central location a stone’s throw from the sea and the famous Castle. Total surface area of around 400 sq.m over three floors, with bright living space, 7 bedrooms, 10 bathrooms and garage.

Geographic position

Villa Aurisina is situated within a seaside village on the Trieste coast, an important tourist area due to its beautiful landscape.

The village, dominated by the famous Duino Castle, a fortress which stands on a Karst rock with a sheer drop to the sea, is just 20 km from Trieste, which is reachable via the beautiful, panoramic coastal road. The nearest motorway is the A4 (1.5 km) which also provides quick access to the most famous maritime places of the Adriatic, as well as Venice and its airport which are a little over an hour away by car (140 km). 

Description of buildings

The villa, of around 380 sq.m, has two floors above ground and one basement, all connected by a lift.

Recently restored, it is currently used as guest accommodation. The building has been adapted into a B&B in order to retain its residential features.


The ground floor, with access to a bright patio with swimming pool, comprises an entrance/reception area which opens on to a large living room with access and views of the outside and to a large professional kitchen with bathroom and changing room. Finally on this floor there is a bedroom with private bathroom, a guest bathroom for the floor and a separate apartment which is currently being used by the owner.


A pretty, custom designed iron staircase leads to the first floor and to the sleeping area, where there are five bedrooms, all with private bathrooms and some with a view of Duino Castle (also visible from the ground floor.)


On the basement floor there is an 80 sq.m garage, a storeroom and the technical area for the appliances in the villa and for the swimming pool. 

State and finishing

The property has been carefully restored with a wide use of glass walls and skylights to make the most of the natural light, equipped with highly energy efficient heating and insulation systems.

The sleeping areas feature wooden floors and tiled ceilings, while in the living area there are single-fired tiles.

The bathrooms, fully restored, have themed ceramics and elegant, simple decor. 

External areas

The outdoor area of the property, particularly the pool area, is pleasant with perfect exposure to the sun: the patio with the pool (measuring 10x4 m) is currently furnished with loungers and umbrellas, the garden is partially planted with ancient trees, while in the area surrounding the entrance to the basement floor there is a car park.
