Geographic position

Villa dei Colli is on a natural panoramic terrace that overlooks Umbria’s hills, olive groves, woods, and cultivated fields.

 

Fifteen minutes away from Perugia and Lake Trasimeno (15 km), this villa is also near a few major towns in Umbria and Tuscany, such as Assisi (42 km), Cortona (44 km) and Città di Castello (47 km), which can all be reached in about 45 minutes. Arezzo (87 km) and Siena (104 km) can be reached in just over one hour.

The nearest built-up area is Mantignana, which is less than 5 km away (5 minutes by car). You can go there for your everyday shopping.

The airport of Perugia is the nearest one (5 km away, half an hour by car); whereas the airports of Florence (140 km) and Ancona (158 km) are less than two hours away.

Description of buildings

This villa is currently used as an accommodation facility and is divided into seven apartments, including the owner’s one. The other six apartments are for guests. The villa also includes a breakfast room.

 

The owner’s apartment develops over three levels and includes a large living room with a kitchenette on the ground floor. The kitchenette can be accessed from two porticos, one overlooking the garden with the swimming pool and the other the back of the villa.

The living room is connected to the reception, where there is a bathroom, and the accessory rooms in the basement.

The sleeping area is on the first floor. It includes two bedrooms with a terrace, another bedroom with a portico, and two bathrooms, plus a mezzanine on the secon floor.

 

The other six apartments include a living room with a kitchenette, a bedroom and a bathroom. Three of them have a finished mezzanine area.

 

A technical room is also near the swimming pool.

 

The area is calculated on the basis of the net floor area including interior partitions and increased by 10% for load-bearing walls. 

 The portico area is calculated separately and should be added to the total area.

State and finishing

The villa is in excellent conditions. All apartments a well preserved and feature a fireplace and a panoramic terrace or private garden.

The traditional finishes provide a warm and cosy atmosphere.
