Geographic position

We’re in Trevi, Umbria, between Tuscany and Marche, halfway between Rome and Florence. Trevi is a wonderful village perched on top of a hill overlooking the Spoleto valley.

This wonderful multi level property with private entrance, is an old building located on the highest part of the town centre, a few steps away from the Duomo and main square.

From a distance, Trevi looks like a fairytale landscape framed by olive groves. This area is a UNESCO World Heritage Site because of its beauty and the quality of the oil produced here.

Trevi is a pretty historic town where people live all year round without the need for a car, as everything is at hand: shops, bars, restaurants, the theatre, you name it.

The connection with major art cities in Umbria is excellent. The motorway is 4 km away. You can reach Spoleto (19 km), Foligno (11 km) and Spello (18 km) in about 15 minutes; Assisi is 20 minutes away, whereas Perugia (45 km) – the capital of Umbria famous its prestigious university – is half an hour away. Rome is one and a half hours away (140 km), while Florence (194 km) can be reached in less than two hours.

The airport of Perugia Sant’Egidio is the nearest one (39 km, half an hour by car); whereas the airports of Rome Fiumicino (182 km) and Ciampino (164 km) are two hours away by car.

The new motorway allows you to reach the Adriatic sea in about one hour.

Description of buildings

The building develops on three floors, plus the basement, with a main entrance and a second entrance on the back side.

The main entrance takes you immediately to a beautiful hall with vaulted ceilings and original antique terracotta flooring.

This hall gives access to various areas of the building, thus allowing for great flexibility. This facility can be used as a single-family house or as one or two large apartments plus independent areas for guests.

If you want to generate revenue from it, without applying modifications but simply closing a few doors, you can use it as 5 independent apartments with a main common entrance, a second independent enrtrance and courtyard.

The building stretches over a total surface of 257 sq.m (net) plus the 22 sq.m private courtyard surrounded by walls that ensure privacy. In the summer you can use the courtyard for fresco dinners or as an outdoor living room.

The basement features a second independent entrance from the outside that gives access to a storage room and an independent apartment.

State and finishing

This building has been renovated maintaining, wherever possible, the original materials and details, such as the antique terracotta flooring, the vault ceiling, the large chestnut beams, the ceilings made of terracotta tiles or old painted wooden bars and the beautiful doors.

The contrast of the antique materials with the contemporary touch of the attic highlights the quality of the spaces. The ground and first floor infact maintain most of the original antique materials like terracotta tiles and wooden beams while the attic features a minimalist style, wide open space and light and relaxing colours.

External areas

The property includes a 22 sq.m courtyard surrounded by walls. A private area ideal for dining under the stars or for being used as a living room in the summer while enjoying your privacy.

Use and potential uses

Palazzetto Boémien (Bohemian Building) is the perfect solution for those who are looking for a special and authentic property in a human-scale area well connected with Rome, Florence, and Umbria’s major art cities.

The interiors are all connected but, at the same time, can be all independent by closing a few doors. This solution makes this building flexible as it can be used as a single-family house or as 5 apartments to rent and it is possible to use it in both of the case without doing any work.
