Geographic position

Casale del Sole is a stylish country residence, with over 1 hectare of land with private pool, on the edge of a renovated and managed ancient village, in a location that offers breathtaking views of the Umbrian countryside.

The property is located just 9 km from Todi, a town of reference for all shopping and daily needs and one of the most enchanting historic villages in central Italy, famous for its monuments, delicious traditional cuisine, fine wines and high quality of life.

Although the farmhouse is in a quiet location surrounded by nature, it is well connected to the main communication routes: just 12 km away we find the E45 highway, which allows us to reach Perugia (55 km) in about half an hour and Rome (120 km) in an hour and 40 minutes.

The location is also convenient and barycentric with respect to other important historical centers in the region, including Orvieto (30 km), Narni (40 km) and Spoleto (60 km), all of which can be reached in less than an hour by car.

The nearest airport is Perugia, 56 km away (a half-hour drive), while the international airports of Rome Ciampino and Rome Fiumicino are 135 and 152 km away (about 2 hours by car), respectively.

Description of buildings

The small hamlet that also includes the Casale del Sole is located at the top of a hill and consists of a manor house and other smaller farmhouses. It is reached after walking along a beautiful avenue shaded by centuries-old oak trees through the park.

Casale del Sole is surrounded by more than one hectare of private land with fantastic views of the unspoiled countryside.

The house, with a gross area of 148 square meters, plus a 12-square-meter pergola, is on one level and consists of:
- a lovely entrance hall
- a large living room with stone fireplace
- a bright dining room with large panoramic window and access to the outdoor patio with pergola of about 12 sqm
- a comfortable kitchen
- a pantry
- three comfortable bedrooms served by three bathrooms.

State and finishing

The restoration was carried out with great dedication and a deep respect for traditional Umbrian materials and building techniques. Handmade terracotta was used in the floors of the living areas, laid following artisanal techniques, while cozy wooden parquet was chosen in the bedrooms. The ceilings retain their characteristic appearance, with wooden beams and terracotta tiles.
Particular attention was paid to the selection of high-quality materials and the creation of refined finishes. Even the choice of colors, with delicate, muted tones, was made in order to create environments that were both simple and elegant.

External areas

Surrounding the farmhouse we find a manicured lawn garden, which, descending to the rest of the land (of the total area of 1.16 hectares, including the building site), turns into an olive grove.
In the private garden we also find an exclusively owned swimming pool, measuring 10 x 5 m, in addition to the semicircular staircase on the short side. Around it there is a solarium with wooden flooring.

In addition to the land and the exclusively owned swimming pool, Casale del Sole can take advantage of the hamlet's spaces: the swimming pool (16 x 8 meters), the tennis court and the park of about 9 hectares that stretches all around, among centuries-old woods and olive groves.

Use and potential uses

Casale del Sole is a charming and practical residence, perfect both as a main residence and as a vacation home. It is ideal for those seeking direct contact with nature without sacrificing the convenience of not being isolated. The proximity to the town of Todi, offers an essential reference point for everyday life.
Being part of a small managed complex allows you to maintain independence while enjoying a home without worries of management, cleaning and maintenance.
Its location, private but easily accessible, makes it an ideal starting point for exploring some of Umbria's most striking historic centers, such as Orvieto, Spoleto Perugia and, of course, Todi.
The constant influx of tourists to the area, much appreciated by both Italian and international visitors, along with the presence of a janitor and amenities such as tennis and swimming pool, makes Casale del Sole a perfect option for weekly rental activities as well, providing income during the periods when it is not in use.

Umbria

Umbria - Italy

Neighboring regions: Toscany, Lazio, Marche

Main centers: Perugia, Assisi, Spoleto, Todi, Orvieto, Gubbio, Spello

Characteristics:

Often called the “green heart of Italy,” Umbria enchants national and international buyers with its rolling hills, olive groves, vineyards and timeless medieval towns. Authentic and deeply spiritual, the region is ideal for those seeking privacy, tranquility and a slower pace of life—far from the crowds of mass tourism, yet always close to charming historic centers and cultural treasures.

Umbria is often considered the sister of Tuscany: a green and hilly land rich in vineyards, olive groves and artistic heritage. Perfectly placed in Central Italy, between Rome and Florence, it offers easy access to world-renowned art cities and enchanting medieval towns such as Perugia (home to an important international university), Spoleto, Orvieto, Todi, Assisi and Spello. Just 15 minutes from Perugia lies Lake Trasimeno, the fourth largest lake in Italy after Como, a favorite destination for sailing, outdoor activities and relaxation.

The climate is mild and pleasant all year round, with winters rarely falling below zero and summers averaging around 25°C. Beyond its landscapes, Umbria is also alive with major cultural events such as the Festival dei Due Mondi in Spoleto and Umbria Jazz in Perugia, along with countless local festivals that, especially in summer, bring small villages and historic piazzas to life.

Property offer

Here, traditional stone farmhouses—very similar in style to those of neighboring Tuscany, yet often more accessible in price—are among the most requested properties. Many have been carefully restored, with private gardens, panoramic pools and mature parks. Perfect as a private retreat, they are also excellent investment opportunities thanks to the strong demand for luxury holiday rentals.

Umbria enjoys a strategic location: it borders Tuscany, is less than two hours from both Rome and Florence, and offers easy access to major art cities such as Perugia, Assisi, Orvieto, Todi and Spoleto. Beyond farmhouses, buyers are also drawn to historic villas, castles, monasteries and apartments in perfectly preserved medieval towns such as Spello, Trevi and Montefalco.

For those dreaming of a second home in Italy, Umbria combines authenticity, natural beauty, cultural richness and investment potential—making it one of the most appealing destinations for national and international buyers today.
