Brief description

Restored farmhouse, with appliances and finishings in need of completion, in a hilly, panoramic location just 13 km from Amelia and an hour’s drive from Rome. Comprises main house and separate guest apartment. 2 hectares of private land with olive grove and vineyard.

Geographic position

Casale Olivello is in a hilly location, surrounded by ancient olive trees, with a magnificent view of the Tiber Valley which extends to the south-west all the way to Monte Cimino.

The surrounding area, with its many olive groves, vineyards and traditional farmhouses and country homes, is unspoilt, and is part of a protected natural area full of trails dating back thousands of years, ideal for hiking trips.

The location is easily accessible and unisolated. The nearest towns are Porchiano del Monte (3.5 km), an enchanting village perched on a hill, Attigliano (7 km), a historic fortress with ancient origins, and Amelia (13 km), another ancient town rich in history, culture and events.

It is centrally located in relation to some of the most important historic centres in Umbria and Lazio, around half an hour from Viterbo (31 km) and Orvieto (40 km), while Rome is around an hour’s drive away (90 km).

The motorway junction is just 6 km away and allows you to get to Rome Ciampino (106 km) and Rome Fiumicino (122 km) airports in an hour and a quarter.

Description of buildings

The farmhouse, restored but unfinished, measures around 302 sq.m in total, plus a 15 sq.m portico, and currently comprises two parts: the main house on the right side, with two floors, and a separate apartment for guests on the left side, also with two floors, for a total of 4 bedrooms and 4 bathrooms plus the living areas.

Main House: 180 sq.m + 15 sq.m portico

The ground floor houses the living area comprising living room which opens onto the portico, large dining kitchen, study, guest bathroom for the living area and a utility room with entrance from outside.

On the first floor there is the sleeping area, comprising two bedrooms and a bathroom. This floor also has a separate entrance from outside.

Guest apartment – 122 sq.m

The main entrance is on the first floor, accessed by an outdoor staircase, which leads to a spacious living room with fireplace and large windows overlooking the valley.

An indoor staircase goes down to the ground floor where there are two bedrooms with en-suite bathrooms.

The two units are next door to each other and could be used as one home if desired, by putting in a connecting door and arranging the rooms differently.

State and finishing

The farmhouse, dating from 1800, has been restored, completely refurbishing the roof and attic spaces and rebuilding and reinforcing the walls.

It is structurally finished, however, there is still the opportunity to make some final changes to the inside. The installation of the electricity, heating and plumbing systems is still to be completed, in addition to the plastering, the floors and the bathroom fittings.

It is the perfect solution for those looking for a house they can personalise, without having to deal with the responsibility and uncertainty of structural work.

External areas

The farmhouse is surrounded by around 2 hectares of land with a vineyard comprising over 400 vines and an olive grove with around 145 trees, many of them centuries old.

In front of the living area there is a pretty portico overlooking the valley, an ideal space for outdoor dining.

Use and potential uses

Casale Olivello’s location, in Umbria and an hour from Rome and its airports, is perfect for those looking for a second home in which to spend holidays or a few months a year.

The property is also ideal for those who have dreamt of personalising their own property and having it custom made according to their tastes, with the opportunity to complete the restoration both in terms of the appliances and the finishings.

The guest apartment is also an interesting opportunity, ideal for hosting friends, relatives or for two families who would like to live together but each have their own space.

The farmhouse, once completed, would also be ready to generate an income by putting it on the weekly holiday rental market.
