Geographic position

Perched on a little hill between the olive groves, Casale L’Usignolo benefits from a secluded and panoramic location with a beautiful view of the valley and, in the distance, the hills of the Spoleto valley and the Valnerina.

It is situated just 4 km from Giano dell’Umbria, a small historic centre of Roman origin, halfway between Foligno (20 km), Todi (21 km) and Spoleto (28km), all of which can be reached in less than half an hour.

Perugia (45 km) and its airport (47 km) are around three quarters of an hour away, while Rome Ciampino (147 km) and Rome Fiumicino (162 km) airports are less than two hours’ drive away. 

Description of buildings

From the country road, less than 1km of dirt road leads to Casale d’Usignolo, which is perched on a little hill completely surrounded by olive groves.

The house, which is surrounded by around 3.400 sq.m of private land, has a total surface area of 320 sq.m, on two floors which are connected on the inside but also have their own separate entrances.

On the ground floor, the entrance opens onto a living room, currently used as a billiard room, with a large sitting room on one side and the open-plan kitchen/diner plus some spaces used as a storeroom and store cupboard on the other.

The first floor can be accessed from both inside through the living room/billiard room on the ground floor, and through its own separate entrance, via a picturesque outdoor staircase, typical of rural Umbrian buildings.

On this floor there is an area which could be used for a sitting room/studio, with access to the 4 bedrooms: the master bedroom, with walk-in wardrobe and en-suite bathroom with shower and bathtub, another bedroom (currently used as a studio) with private bathroom and two bedrooms with shared bathroom.

Not far from the house there is a small shed for storing tools, with a wooden awning on the front. 

State and finishing

The house has been fully restored and is in good condition.

The traditional features of old rural Umbrian buildings have been retained both inside and out: outside, exposed stonework and the staircase to the upper floor; inside, the handmade tiled floors and the ceilings with tiles and wooden beams. 

External areas

The property includes 3.530 sq.m of private land (including the building area), which surrounds the house and is completely fenced off.

Just above the entrance gate there is a sunny, secluded and flat with the swimming pool.

The area of land surrounding the house, which is also flat, is perfect for use in good weather: on two sides of the house, which overlook the valley and the olive groves, there is a landscaped garden area with a pretty mature lawn, while on the side with the entrance, which overlooks the pool and the toolshed, there is an outdoor sitting room, with wicker sofas.
