Geographic position

The apartment is situated in the historic centre of Spoleto, a stone’s throw from the Duomo and Piazza del Mercato.

The location is convenient, with access to the main squares of the upper part of the historic centre, with shops that allow you to live in the city on foot without having to use the car for daily purchases.

Access to the city’s moving walkway is very convenient, less than a minute away, which connects the large covered parking area at Posterno with the historic centre. It is also possible to drive up to the gate of the Palazzo.

Spoleto is a city whose reputation precedes it: well known and loved by tourists across the world thanks to its historic and architectural beauty, and famous for its many cultural and artistic events held throughout the year, the most famous being the Festival of Two Worlds.

It is situated in the heart of Umbria, in a central location in relation to the region and Central Italy’s main historic centres.

In around three quarters of an hour, it is possible to get to Todi (44 km), Assisi (47 km) and Perugia (64 km), while in about an hour and a half you can get to Orvieto (98 km), Rome (125 km) and the Adriatic ocean (128 km).

The nearest airport is Perugia, 57 km away,  while Rome’s Ciampino and Fiumicino airports are 141 km and 158 km away respectively.

Description of buildings

The apartment is on the first floor of a historic palazzo in the centre of Spoleto.

It measures 146 sq.m in total plus 12 sq.m of loft space.

Access to the living area is to the left of the entrance, and comprises a pretty sitting room with marble fireplace and the spacious kitchen with dining area.

On the right side, there is also a study (which could be used as a third, single bedroom), with an area used as a laundry and storage space, a bathroom and the sleeping quarters with two large bedrooms: the first is a passageway room and the second has a changing room with private bathroom with tub. The two bedrooms could be separated with small modifications, by reopening a doorway and building a partition wall (see the plans below).

State and finishing

L'Appartamento al Festival  is a picturesque, restored building with spacious rooms, high ceilings with exposed beams and solid wood floors.

The many large windows, overlooking the lanes of the historic centre, make the rooms bright and airy.

Use and potential uses

The excellent location, convenient for experiencing the best of Spoleto’s historic centre where everything is within reach, combined with the easy access to the city’s parking area makes this apartment the ideal solution for those looking for a main home, to live in throughout the year. Its proximity to the Duomo, the Rocca and the main squares, with their shops and restaurants which come alive with music and events in summer and during the Festival, make this an interesting home for those looking to invest in a unique building with character to enjoy as a second home and rent out on a weekly basis, to generate an income on the international holiday rentals market.
