Geographic position

In a dominant, panoramic position, Casale del Poggio is witness to the changing of the seasons in the rolling hills of the Marche region surrounding it. We are in private position, surrounded by nature, while still only 4 km from the nearest town and 12 km from Jesi.

The Adriatic Sea can be reached in less than half an hour (29 km), as can Falconara Marittima (29 km) and Ancona (38 km), while Senigallia (46 km) and Sirolo (53 km) are about 45 minutes away by car.

The nearest airport is that of Ancona Falconara, only 23 km away, while, in about an hour, you can reach Rimini’s Federico Fellini Airport (108 km), which is well-connected to numerous international destinations and particularly to Russia.

Description of buildings

Il Casale Del Poggio has two floors, for a total surface area of 312 sq.m, but, due to the regional planning regulation currently in force (“Piano Casa” which is valid until 31st December 2018, the living space can be extended by 20%.

On the ground floor, used as a living area, there is the entrance, the dining room, the sitting room, the kitchen, another sitting room/bedroom, the studio and a bathroom. On the first floor there are 6 double bedrooms, all with en-suite bathrooms, and a guest bathroom.

Within the property there is also an old oven, measuring around 15 sq.m and an annex, currently used as a storeroom/barn, which measures 50 sq.m and is around 5 metres in height, so it would be possible to get planning permission to change it into living space. 

State and finishing

Casale del Poggio is in excellent condition and has been renovated maintaining the typical characteristics of rural buildings in the Marche region. The roof has been insulated, preserving both the flat and the curved roof tiles where possible and using new beams, where necessary.

Externally, the oldest part of the farmhouse is made of bricks, while the most recent part has been plastered with environmentally friendly materials in a warm tea-yellow colour.

The floors in the living area are made of single-fired tiles, with a play of three colours in the entrance area, in the dining room and in the study, whereas the floors in the sleeping area, on the upper
floor, are made from wide wooden planks of Italian oak.

The ceilings are made from beams and flat tiles or planking.

External areas

The property also includes approximately 8,000 sqm of land, kept as a garden, and a swimming pool in a marvellous, scenic position, measuring 7 x 14 m with a filter system and new systems of water reuse. 

Use and potential uses

Il Casale del Poggio, thanks to its beautiful hilly location and proximity to the Adriatic coast, is currently used as a guest house and would be ideal for the continuation of this business, also due to the possibility of extending the house and converting the barn, measuring around 50 sq.m, into a house.
