Brief description

16th century villa with private grounds of over 2.500 sq.m, outbuilding, caretakers lodge and various annexes requiring restoration, for a total surface area of approximately 2.605 sq.m.

Geographic position

Villa degli Scacchi is a historic villa from the end of the 1700s, with various annexes and grounds of over 2.500 sq.m, for sale in the historic centre of Marostica.

At the foot of the Asiago plateau, half an hour from Vicenza (29 km) and around an hour from Venice (95 km) and from Verona (97 km), Marostica is known throughout the world for its chess game (inspired by a historic event dating back to 1454) performed every two years in the main square by real people.

Situated in the Veneto and just 40 km from the border with Trentino, the property is in a slightly hilly location, but with the opportunity to enjoy the magnificent mountain walks in the Parco delle Dolomiti Bellunesi with minimal travel (around 50km) or of some of the best pistes in the North of Italy, such as San Martino di Castrozza, 80 km away.

Description of buildings

The property comprises the main villa, in good structural condition but requiring internal renovation and of various other buildings also in need of restoration: an outbuilding, three greenhouses, the caretakers lodge, an old farm building, used as a mill and a spinning mill, and a storehouse.

The villa
Built at the end of the 1700s, the villa still retains the characteristics and charm of the period and is the centrepiece of the property. It has a total surface area of around 650 sq.m and is built over 3 levels.
On the ground floor, there is an ample sitting room, a living room, the dining room, the kitchen with another large sitting room, a bathroom, an area originally used as a greenhouse and a cellar.
Going up the internal stone staircase, originating from the period when the house was built, provides access to the sleeping areas, with four good-sized bedrooms and a further bathroom. Going up again via a wooden staircase leads to the top floor attic with windows, currently divided into a large storeroom, two smaller storerooms, two storage cupboards and a bathroom. As this level is medium height, it would be possible to put in 4 further bedrooms.

The outbuilding
This is an extension of the villa and has a total surface area of 179 sq.m over two levels, plus a cellar of 86 sq.m at basement level. Comprises entrance, living room, kitchen, two bedrooms and a studio on the ground floor, and a loft on the first floor.

Greenhouses
Adjacent to the outbuilding and of 9, 22 and 30 sq.m, there are three greenhouses in need of restoration.

Caretaker's Lodge
The lodge has a total surface area of 97 sq.m, over two levels.
Also in need of restoration, it is divided into a kitchen/living room, with a woodshed and small porch on the ground floor and a bedroom with bathroom on the first floor.

Farm building
Large outbuilding of 1.468 sq.m in total over 3 levels, in need of total restoration.
The inside is divided into various areas originally used as a storeroom on the ground floor, and a grain store/hayloft on the first and second floors.

Storehouse
In between the caretaker's lodge and the farm building, there is a storeroom of 60 sq.m in total, requiring restoration.

State and finishing

Although Villa degli Scacchi is in good structural condition and definitely in need of internal renovation, it still retains its original period features, unaltered by the passage of time: venetial style floors in the living areas, grand bathrooms with marble tiles, sleeping areas with oak and walnut listels, original internal doors and windows and the stone staircase with iron balustrade and period wooden banister.

External areas

The villa and other buildings are set within private grounds of over 2.500 sq.m, with antique fruit trees (orange trees of approximately 60 years old and 100 year old lemon trees), palm, yew, olive and box trees. From the park, one can see the ancient castle that overlooks the city.

Use and potential uses

Villa degli Scacchi is the ideal property for those looking for an impressive residence with the opportunity to build further units for use as tourist accommodation or for events.

Veneto - Italy

Neighboring regions:  Lombardy, Trentino-Alto Adige, Emilia-Romagna, Friuli-Venezia Giulia, Adriatic Sea and Austria

Main centers:  Venice, Verona, Vicenza, Padua, Cortina d'Ampezzo

Characteristics: Located in Northern Italy, Veneto is one of the most famous and appreciated destinations, thanks to its varied territory where you can find high mountains, historic cities and a crystal-clear sea.

When we speak about Veneto it is impossible not to mention Venice, a unique city, visited every year by thousands of tourists from around the world, which together with other sites in the region (Verona, Vicenza, the Botanical Garden of Padua and the Belluno Dolomites) is included in the "list of world heritage sites" of the U.N.E.S.C.O.

In this multi-faceted region we also find bathing areas that, thanks to the clean sea and the presence of quality services for years deserve the Blue Flag of the FEE (Foundation for Environmental Education): San Michele al Tagliamento-Bibione, Caorle, Eraclea-Eraclea, Jesolo, Cavallino, and Venice-Lido.

The climate is varied as its territory: mild on the Adriatic coast and with cool summers and cold snowy winters in mountainous areas of the Dolomites.

Property offer:  Veneto luxury apartments in Venice, Verona and Padua, important antique villas (also to be renovated) with characteristic properties and even of receptive use in mountainous areas of Cortina d'Ampezzo, Arabba, San Vito di Cadore and Selva di Cadore, on the sea at Jesolo and Venice and on Lake Garda.
