Geographic position

Villa Dalia is situated just 3 km from Terni in a hilly and peaceful location, surrounded by private land of over 5 hectares, including approximately 1 hectare of vineyard and an olive grove with 1.100 trees.

The villa was designed by the architect Mario Ridolfi, well-known master of 1900s Italian architecture and one of the most vocal exponents of the MIAR (Italian movement for Rationalist architecture), with his works being displayed in the MoMA in New York.

The property is situated in Umbria, equidistant from some of its main historic centres: Narni, just 18 km away, is reachable in 15 minutes, Spoleto (28 km) in half an hour and Orvieto (74 km) in less than an hour.

The motorway is only 3 km away and from there, thanks to the motorway connection with Orte (27 km away), it is possible to get to Rome in about an hour and the international airports of Fiumicino (134 km) and Ciampino (117 km) in 1 hour 20 mins.

Description of buildings

The villa, which has a total surface area of 675 sq.m, plus garage and cellar of 120 sq.m, has 3 floors which follow the hilly layout of the land.

A large entrance hall opens onto the living area, with living room with fireplace and a sitting room with a large window looking out over the valley. On the right there is the dining room and kitchen and on the right the sleeping area, comprising two bedrooms with terrace, a bedroom/studio also with terrace, and three bathrooms.
Outside there is a porch and the terrace, which is accessible from all the living areas.

The first floor comprises a large bedroom with a bathroom.

The basement floor, which is partly accessible from inside the villa and partly via its own entrance, also has a pretty porch which runs the length of the downhill area.
In the area attached to the villa there is a large cellar with fireplace, the kitchen, a bathroom and a cave which is used as a wine cellar.
In the part with its own entrance an additional apartment has been built, with kitchen/living room, two bedrooms and a bathroom.
Also on this level there is a large garage with wine cellar (120 sq.m).

Near the swimming pool there is a small building with changing rooms and a bathroom

State and finishing

The villa, designed by the famous architect Mario Ridolfi, is in good condition, due to constant maintenance over the years, but still requires some modernisation.

The inside areas are large and bright, built with high-quality materials.

External areas

Villa Dalia is surrounded by private land of over 5 hectares, of which one hectare is vineyard and part olive grove with 1100 trees.
