Brief description

Country house set in a panoramic, hilly position with a 4.500 sq.m garden and swimming pool. Surface area of 350 sq.m across two levels, comprising kitchen and living room with porch, sitting room, basement, study, 4 bedrooms and 4 bathrooms.

Geographic position

Casale dei Salici is located in a panoramic, hillside position, in the green Umbrian countryside, a few km from the border of Tuscany and that of Lazio.

We are on the Plateau of Alfina, a plateau of volcanic origin within which there are several typical villages of Umbria (Orvieto, Castel Viscardo, Castel Giorgio and Porano) and Lazio (among which Acquapendente and Bolsena).

The area is rich in history and traditions: between the expanses of fields and woods, there are places that were already inhabited during the Etruscan and Roman eras (important evidence of which is still preserved today, thanks to artefacts found in various necropolises), ancient castles and old country houses made of stone.

The property is 10 minutes by car (8 km) from Castel Giorgio, a point of reference for daily purchases and about 13 km from Castel Viscardo, in a panoramic position clearly visible from the swimming pool.

Orvieto is 13 km away and Rome (128 km) can be reached in less than an hour and a half, thanks to the link to the A1 motorway, 16 km away. Lake Bolsena is just 20 km away.

The airport of Perugia is less than an hour away by car (80 km) while you can get to the international airports of Rome Fiumicino (163 km) and Rome Ciampino (145 km) in about an hour and a half.

Description of buildings

The country house has a total gross floor area of approximately 350 sqm, on two floors.

On the ground floor, the living area consists of a living room with fireplace, a kitchen, another living room, a basement recreation room, a study and a bathroom. There is access to the porch from the kitchen and from the living room.

The sleeping area is on the first floor and consists of 4 bedrooms and 3 bathrooms.

State and finishing

The property has recently undergone careful renovation work, maintaining its original architectural features and using only high quality materials.

External areas

The country house is surrounded by a park of approximately 4,500 sqm, with a swimming pool measuring 6x12 m and a panoramic view of Castel Viscardo.

Use and potential uses

Thanks to its location, on the borders of Umbria, Tuscany and Lazio, the property is ideal as a holiday home. In fact, its central position with respect to the major historical towns of these regions, places in which cultural and tourist events take place throughout the year, also makes the property a perfect starting point for going on day trips.
